Most probably yes. If you are selling a property in England or Wales, with an estate agent or privately, regardless of it's age or number of bedrooms, you are legally required buy an EPC.
What is the total price I will have to pay for a EPC?
We charge a total price of £50.00. Which is generally regarded as the average, acceptable price for an EPC.
Some EPC providers are much cheaper, why is that and is it the same product?
The product should be the same because of standards set by the Government but the variation is in the way the survey is conducted. There is a trend by some energy assessors to generate income by taking commissions from other interested businesses and therefore offer EPC's at reduced prices. Also the service and quality could be affected as they have to produce more EPCs to make their money. Please be assured that we do not share information with other businesses and we do not use panels of unknown assessors.
Are your EPCs as good as the ones that cost up to and over £100?
Yes our EPCs will contain exactly the same documents as any EPC costing over the average price.
How do we know which EPC company to use?
There are lots of EPC providers out there, and like choosing any other type of company we would recommend that you pick a company that looks professional, that has been established for some time, and one that offers a reasonable price.
Do we have to pay you or the Agent?
As we are a seperate, legal Company from the Agent all work is payable to MM&I Energy.
Do we pay at the time of Assessment?
Not if you are an established business user. We prefer to send an invoice when the work is complete, that way all you have to do is phone or email with contact details for the epc and we will act straight away. For private individuals we collect payment at the time of our visit. We accept Bacs, Cash or Cheques.
How long will the EPC take to arrive?
The EPC should arrive within one working day (dependant on access to the property for the energy survey to be completed).
Will your EPC allow me to sell my property with an estate agent?
Yes. When you have placed your order you can now legally market the property.
Will somebody need to visit my property?
Yes one of our trained Domestic Energy Assessors will contact you shortly after you have placed your order to arrange a convenient time to visit your property. The visit will take approximately one hour and will include tasks such as measuring your rooms, checking for insulation and examining your light bulbs and boiler systems etc.
Could our property fail the energy inspection?
No, you do not pass or fail the energy inspection. Your property will be assigned a grade between A - G depending on how energy efficient it is. You will also be provided with a report explaining how you could improve the energy efficiency of your home.
Are we obliged to use MM&I Energy for any other services?
No. You can simply buy an EPC from us and nothing else.
Do you provide a paper copy of the EPC?
Our EPC are sent to you in digital format as an email attachment (a PDF file). This isn't as complicated as it might sound. When you receive your EPC email, you can read through it on your computer and then forward the email to your estate agent and/or prospective buyers with the click of the mouse. The government guidelines allow this and even state that if a buyer requests a hard copy, you are allowed to charge them a fee to print it and post it.
EPC contain 5-6 pages, so in order to save trees we recommend that you do not print them out.
Are you qualified to compile EPCs?
All of our Energy Assessors are fully trained and accredited.
